Kipling House Barn welcomed its first guests in June 2021. It is the perfect rural holiday retreat for large groups and comprises eight luxury ensuite bedrooms, living areas with panoramic views, a large fully equipped farmhouse kitchen and a walled, landscaped garden and courtyard area featuring a hot tub with garden views.
The barn, boasting 434m2 of interior space and almost 350m2 of landscaped outdoor space is ideal for all ages, welcomes well behaved dogs and is the perfect base for exploring the Yorkshire Wolds, Coast and Dales, the North Yorkshire Moors, East Yorkshire’s picturesque towns and villages, the historic city of York and the former fishing port of Hull. Kipling House Barn is based on a working farm with rare breed animals and is a haven for wildlife, including bats, buzzards, red kites, hares and hedgehogs.

Kipling House Barn is situated between the Yorkshire Wolds villages of Shiptonthorpe and Middleton on the Wolds and is perfectly placed to explore East and North Yorkshire’s cities, countryside and coastlines.
We’re only 20 miles away from Hull, 22 miles from York and 23 miles from the East Yorkshire coast at Bridlington.

Downstairs in Kipling House Barn is a 70m2 day room and dining kitchen with a wood burner and double doors onto the 350m2 facing courtyard garden. The farmhouse kitchen dining room is fully equipped, with a large breakfast bar seating 12. Additionally there is an extendable solid wood dining table which seats 16 comfortably, and two large sofas facing the panoramic views and wide screen TV.
The three downstairs double bedrooms all open out onto the landscaped courtyard and include one 29m2 accessible room with ensuite and additional executive single bed. All bedrooms have TVs and USB points and luxury bed linen and towels.
There is also a large entrance hall, boot/laundry room and a communal bathroom on the ground floor.
The upstairs of Kipling House Barn features 35m2 living room with floor to ceiling windows for panoramic views of the Yorkshire Wolds towards the River Humber.
Accommodation wise, there are four ensuite bedrooms with super-king size beds, two of which are zip-and-link and alternatively can be dressed as singles. Two bedrooms have sofa-beds which can sleep another 3 people. There is also a 41m2 family bedroom with one super-king size bed and two singles, a bath and a shower.
The Barn is heated by energy efficient groundsource heat pumps, and the ground floor benefits from under floor heating.
Outside, the farm’s former foldyard has been professionally landscaped to create a tranquil garden and courtyard area with parking area for 8+ cars. There is an 8-person hot tub, two deck chairs, a dining table with a BBQ, and two sofas with additional benches and coffee tables.
The barn is surrounded by mature woodland and is a haven for wildlife including bats, buzzards, red kites, hares and hedgehogs. There is a 150 year old dew pond to the front that is home to frogs and snails. We are currently undergoing renovations of this pond in hope of encouraging further wildlife to make it home.
East Yorkshire is blessed with host of great restaurants, artisan producers and independent shops and home deliveries can be made to Kipling House Barn by supermarkets and local, independent retailers including Rafters greengrocers and butcher, F.Leake.
