Kipling House Barn welcomed its first guests in June 2021. It comprises eight luxury ensuite bedrooms, living areas with panoramic views, a large fully equipped farmhouse kitchen and a walled, landscaped garden and courtyard area featuring a hot tub with garden views. It is ideal for groups who want to visit East and North Yorkshire and spend time together in self-catering accommodation, but don’t want to compromise on space.

The barn, boasting 434m2 of interior space and almost 350m2 of landscaped outdoor space is ideal for all ages, welcomes well behaved dogs.

Kipling House Barn is situated between the Yorkshire Wolds villages of Shiptonthorpe and Middleton on the Wolds and is perfectly placed to explore East and North Yorkshire’s cities, countryside and coastlines.
We’re only 20 miles away from Hull, 22 miles from York and 23 miles from the East Yorkshire coast at Bridlington.

The Barn is heated by energy efficient groundsource heat pumps, and the ground floor benefits from under floor heating.

Outside, the farm’s former foldyard has been professionally landscaped to create a tranquil garden and courtyard area with parking area for 8+ cars. There is an 8-person hot tub, two deck chairs, a dining table with a BBQ, and two large sofas with additional benches and coffee tables.

The barn is surrounded by mature woodland and is a haven for wildlife including bats, buzzards, red kites, hares and hedgehogs. There is a 150 year old dew pond to the front that is home to frogs and snails. We are currently undergoing renovations of this pond and a pond to the rear of the farmstead in hope of encouraging further wildlife to make it home.

East Yorkshire is blessed with host of great restaurants, artisan producers and independent shops and home deliveries can be made to Kipling House Barn by supermarkets and local, independent retailers including Rafters greengrocers and butcher, F.Leake. Ground Floor

The main living area is a 70m2 day room and dining kitchen with a wood burner and double doors onto the 350m2 facing courtyard garden. The farmhouse kitchen dining room is fully equipped, with a large breakfast bar seating 12 and an extendable solid wood dining table which seats 16. There are also two large sofas facing the panoramic views and wide screen TV.

Bedroom 6 sleeps three, and is our accessible bedroom with a superking and an executive single bed. The ensuite is a wet-room with shower seats, rails, low sink and WC.

Bedroom 7 is a double room; and Bedroom 8 is a superking. All bedrooms have TVs, USB points, desk and chair, hairdryer, vanity mirror and luxury bed linen and towels. The three downstairs bedrooms all open out onto the landscaped courtyard.

There is also a large entrance hall, boot/laundry room and a large communal bathroom on the ground floor.

First Floor

The upstairs of Kipling House Barn features 35m2 living room with floor to ceiling windows for panoramic views of the Yorkshire Wolds towards the River Humber. Books and magazines are provided in this room.

Bedroom 1 and Bedroom 2 are either dressed as twins or as superkings.

Bedroom 3 and Bedroom 4 are superking rooms each with a sofa bed offering space for a further three people.

Bedroom 5 is a 41m2 family bedroom with one super-king size bed and two singles, a bath and a shower. There are childrens books and toys in this room.

Again, all bedrooms are ensuite, all linen and towels are provided, each room offers a desk and chair, hairdryer and vanity mirror.

Two travel cots and mattresses can be set up on request - however we do not provide cot linen.
